CNC Machine Milling Operator
 

Qualification:  (Education requirements, certification or licensing standards, experience & basic knowledge needs.)

Diploma or vocational degree in CNC machining.

Experience:  
Minimum of 2 years experience in manufacturing environments
Good English communication skills

1- Good knowledge in using FANUC and hidenhien control system
2- Performing a complete range of turning, milling, drilling tapping and boring operations on Computer Numeric Control (CNC) machines.
3- good awareness of set-up including fixture alignment and tool setting.
4- Recognize machine malfunction and conduct trouble shooting to take the appropriate actions
5- Involve in implementing 5S , CI and 6-siga programs.

Draftsman

Qualification:  Bachelor’s degree in engineering or Associate’s degree or completion of a technical trade school in CAD, drafting or related field.
 

Experience:  
  • A minimum of 3 years of experience in a similar position

    Primary Duties & Responsibilities
The CAD Draftsman operates Computer Aided Design (CAD) computer system, including creating, updating and modifying maps, and performs manual drafting.
  • Creates and modifies maps for special assignments.
  • Incorporates subdivision plats and drawing files into maps.
  • Plots new maps.
  • Copies project drawings.
  • Creates manual drawings for engineering projects.
  • Greets customers and the general public in person and on telephone, answers questions and directs to appropriate individual when necessary.
  • May assist in developing survey maps and layouts, when necessary.
  • Works closely with building regulating agencies, builders, contractors and the general public.
Performs other related duties, as assigned.

Executive - Design and Fitting (Civil)


Qualification:  Bachelor’s degree in CIVIL/ARCH Engineering

Experience:  

  • A minimum of 2 years of experience in a similar position

Primary Duties & Responsibilities

  • To assist the company on the preparation of the Retail Design Criteria Handbooks of the properties managed by the Company.
  • Establish regular reports to the Retail Delivery Supervisor/Manager;
  • To conduct briefings for new Tenants and their Contractors regarding adherence to the rules, regulations, safety guidelines, insurance policies and Retail Design Criteria Handbook prior to commencement of the fit-out works.
  • To assist the Retailers and/or their Consultants and/or their Contractors during all the Design & Fitting stages of the leased premises of the properties managed by the Company.
  • To review the Architect and Civil drawings, and check the technical information on the forms in the Retail Design Criteria, which will be forwarded to new Tenants.
  • To monitor the execution of final inspections from retail units that are preparing for opening and to monitor the yield up of retail units from Tenants vacating the premises.
  • To plan alterations and modifications to the Retail Design Criteria Handbooks when necessary
  • To assist in establishing the budgets related to the Design & Fitting Coordination Division.
  • To assist the Company to select Consultants, Designers, Architects, Contractors and other suppliers according to approved budgets.
  • To implement and monitor the Design & Fitting Coordination expenditure.
    • To liaise with the PMD Head when necessary.
    • To assist the Company’s Leasing Department on all the technical information related to the premises.
    • To provide all necessary technical information about properties managed by the company.
    • More generally, to implement all necessary actions related to the execution of assigned duties.

Job Title: Executive - Contracts
 

Qualification:  Bachelor’s degree in Business Administration / Accounting Preferably

Experience:  
  • A minimum of 3 years of experience in a similar position in Real Estate Property management

Primary Duties & Responsibilities
  • Prepare invoices, debit notes and credit notes as per the Lease and other types of agreements and dispatch them promptly to the concerned parties.
  • Prepare the periodical lease reports (daily, weekly, monthly, quarterly and yearly) without fail for whatsoever reason and submit them to the department head.
  • Maintain and review periodically the lease expiration report and prepare the lease renewal notices and send them out promptly with the department manager’s signatures.
  • Carry out the reconciliation of tenants’ accounts and always maintain updated records.
  • Prepare the invoices with respect to the private charges of water and electricity and update the receivables
  • Monitor the unit vacancies and report to the manager the loss of revenue due to vacancies period
  • Involve and follow up  in the collection process whenever it is requested
  • Verify all the information and data of the budgeted and approved service charges in the real estate system and prepare and send out the invoices promptly.
  • Monitor security and cleaning services performed by third parties to ensure compliance with the terms and conditions of contract, and report any deviations to the management.
  • Oversee preparation of all letters of communication with the tenants and other tenant related documents (payment requests and notices, warning letters, termination notice and letter, eviction notice etc.), and get them approved by management before dispatch.
  • Perform tenant surveys on semi-annual basis (or as required) and provide summary reports to Manager – Tenant Relations with recommendations.

Executive - Collections


Qualification:  Bachelor’s degree in Business Administration 

Experience:

Primary Duties & Responsibilities
  • Follow up the due lease receivables based on Lease summary data form and coordinate with Finance & Accounting department for finalization of the same.
  • Execute the collection of the Rental and utilities due amount .
  • Assist in issuing payment request and invoice to the tenant and follow-up on the lease collection to ensure conduction of activities on a timely basis. Additionally, issue warning notices to tenants who are not making payments on time to expedite collection of overdue receivables.
  • Follow the Manager collection plan of lease payment from tenants, issuance of receipts and submittal of checks to Finance & Accounting department for processing.
  • Coordinate with Finance & Accounting department to resolve any discrepancies with lease receivables.
  • Prepare and submit regular reports on lease collection efficiency, receivables lead time, delinquency etc. to senior management along-with recommendations.
