Four year degree or equivalent business experience in architecture, engineering, or construction management.
Five years successful commercial construction knowledge / experience 1( site, building, strip mall etc.)
Practical construction knowledge ( HVAC, building codes, ADAAG, Traffic studies etc.)
Strong written and verbal communications skills.
Excellent project management / organizational skills.
Financial analysis skills.
Good understanding of legal implications.
Experience in dealing with and gaining approval from municipalities.
Strong communication and presentation skills.
Strong negotiating skills.
Computer skills with proficiency in spreadsheet(MS EXCEL),WORD PROCESSING(MS WORD), database management, project management(MS PROJECT), presentation(MS POWER POINT), and internet software in a windows based environment.
Good leadership skills.

Ability to manage multiple tasks on an on going basis.
Responsibilities
Effectively manages new construction, remodels, and retrofits of all ADQSR brands and all brand combinations.
Prepare and distribute accurate and complete site feasibility studies.
Review pertinent real estate documents, and makes recommendations to the development managers on construction related matters.
Set up, attend and lead effective shop pre-construction meetings that accurately project and achieve schedules budgeted store openings, retrofits, and remodels.
Co-ordinate and manage communication with permitting officials, as may be required, in order to obtain necessary approvals and permits for new store openings, retrofits, and remodels.
Duties may include presentations at hearings, written correspondence, preparation of applications, meetings, as well as telephone discussions. This may include coordination of environmental testing.
Maintain and update electronic project management tracking system(ROADS).
Make architects, general contractors and franchisees aware of the importance of compliance with ADAAG(Americans with disabilities act architectural guidelines) and other applicable design and construction guidelines.
Actively manages all construction related activities on company developed locations to meet schedule-opening dates.
Preparation for and attendance at the pre-construction meeting, including estimates, preliminary layouts and code review; hiring of architects and / or engineer.
Coordinating drawing preparation; applications and receipt of all permits; hearings attendance.
Coordination of environmental testing and subsequent remedial activities;
Soliciting bids from qualified general contractors;
Preparation of contracts and administration of same;
Managing field construction;
Coordinating equipment / sign package ordering and installing;
Punch list preparation and completion;
Completion of As built information.
Co-ordinate construction activities on Franchisee developed shops through field visits, timely documentation, and phone follow up, to insure prompt completion within the original schedule, and in accordance with approved plans and specifications.
Approve all final plans and specifications, as prepared by franchisees architect, to insure compliance with brans(s) image and standards before field construction.
Make final inspection of all Franchisee developed locations, and assist franchisees in preparation of a punch list, if required.
Co-ordinate equipment and sign supplier selections(where required), specific order placement, delivery, and field installation for all new shop locations with appropriate market and staff team members.
Participate in the research and development of new construction materials and methods, when requested by construction services.
Develop an annual budget and contribute to quantitative and qualitative objectives of the company.
